Sarasota home sales surge as inventory tightens in June

The Sarasota and Manatee counties’ June real estate market saw sales growth, but shrinking inventory and a widening gap between single-family and condo pricing trends, according to a recent industry report.

The REALTOR Association of Sarasota and Manatee (RASM) released its June 2026 Real Estate Market Report, detailing housing market trends across Sarasota and Manatee counties.

Closed sales increased year over year across all four residential market segments, rising between 11.2% and 26.2% depending on the property type and county. Pending sales also increased across both counties and all property types as buyer demand accelerated toward summer’s peak.

However, as buyer demand increased, active inventory declined significantly from June 2025.

While condo and townhome buyers had more inventory options in June, that available supply also tightened, with a 12.1% decline in Sarasota County condos compared to June 2025.

Home prices varied by property type rather than county. The median price of single-family homes climbed in Sarasota and Manatee, while median condo and townhome prices declined in both counties.

The median percentage of original list price received also rose year over year in three of the four market segments, showing increased competition for well-priced homes.

“June was one of the clearest signals yet that buyers who had been waiting on the sidelines are moving forward,” said David Crawford, 2026 RASM president and broker-owner of Catalist Realty.

“Sales grew across every segment we track, and sellers who priced their homes appropriately were rewarded with faster contracts and stronger offers. At the same time, the growing divide between single-family and condo pricing shows just how important it is to understand the dynamics of each property type before making a decision.”
