Milwaukee Tool’s plans to greatly expand its Menomonee Falls campus are taking some steps forward.
The company wants to develop three buildings, totaling 499,500 square feet, on 55 acres located just northwest of Flint Drive. That wooded site is owned by a company affiliate, Schwer, Pflicht & Werkzeug Properties LLC.
That’s according to Wisconsin Department of Natural Resources records, as first reported by BizTimes.com.
The DNR is involved because Milwaukee Tool’s development plans would affect wetlands totaling nearly 1 acre.
Those wetland plans would need state and federal approval. That could include a requirement Milwaukee Tool create new wetlands to replace ones destroyed by new construction.
Also, the Menomonee Falls Plan Commission on Feb. 3 approved Milwaukee Tool’s proposal to reconfigure boundaries of that 55-acre lot, and other nearby lots, to create three parcels controlled by the company.
That includes combining lots to create a 65-acre property northwest of Flint Drive, according to a letter to the village from Jeremy A. Ferch, Milwaukee Tool senior vice president of business operations.
The parcel changes “will support the creation of a cohesive, multi-location campus plan that integrates effectively with Milwaukee Tool’s existing facilities,” Ferch wrote.
The campus expansion is in “very early, long-term planning,” said Heather McGee, group brand manager of corporate PR.
“Decisions on timing, scope, and any additional details have not yet been made,” McGee said, in a statement to the Milwaukee Journal Sentinel.
Milwaukee Tool in 2019 bought an office building at 800 Flint Drive and remodeled it for a company expansion.
That was followed by an announcement of plans to develop a $100 million corporate campus on Flint Drive and the neighboring undeveloped wooded land.
Meanwhile, Milwaukee Tool in 2024 bought an office building at 100 Heritage Reserve, just west of Flint Drive. The building was previously used by Allspring Global Investments, a wealth management firm that moved to Milwaukee’s Historic Third Ward in 2025.
Milwaukee Tool plans to bring an estimated 300 jobs to that office through a $42 million investment, Gov. Tony Evers announced in September. That’s to include up to $4.5 million in state tax credits.
The proposal approved by the Plan Commission includes combining parcels tied to the company’s Heritage Reserve property.
Milwaukee Tool also operates a facility at N74 W12528 Leatherwood Court, just east of Flint Drive.
The company is headquartered in Brookfield.
In addition, Milwaukee Tool operates a large downtown Milwaukee office, which opened in 2023, as well as manufacturing facilities in Mukwonago and West Bend, and another Menomonee Falls operation.
