Fifty-two homes priced between $700,000 and $950,000 could be built in Menomonee Falls as part of a proposed luxury subdivision development that village officials are considering.
The Plan Commission July 7 recommended that the 40-acre site be rezoned from a single-family residential district to a planned residential district. The Village Board will consider the rezoning request on Aug. 3.
Here’s what we know about the development, according to village documents:
Where will new homes be located in Menomonee Falls?
Named The Reserve at Lannon Road, the proposed subdivision would be the northeast corner of the intersection of Lannon and Mill roads. That’s in the southwest part of the village, just east of Sussex.
Why would these be considered ‘luxury’ homes?
The average single-family home will be situated on a 14,694-square-foot lot, or about a third of an acre. The Reserve at Lannon Road will have 16.95 acres of open space.
These homes are considered luxury homes as they are 55% higher than Menomonee Falls’ current median home value of $449,775, according to village documents that cited Redfin data.
Unused space makes way for The Reserve at Lannon Road
The Reserve would be built in an area that has not seen much development, although in March, the Village Board approved of another development called Hilltop Grove, developed by Madison-based Veridian Homes, which is going in on the northwest corner of the same intersection.
Hilltop Grove is expected to bring 130 detached single-family homes with the average price of $640,000.
Who is the developer for The Reserve at Lannon Road?
The developer for these homes is Butler-based developer Home Path Financial LP. It was formed in 2004, according to its company website. It builds more than 150 homes a year.
What is the timeline for The Reserve at Lannon Road?
The timeline is to get all the village approvals completed by the spring of 2027 with home construction to begin in the fall of 2027. Construction could take two years.
