A large mixed-use project is progressing in Oak Creek, where Northwestern Mutual has sold the development site for $8.25 million.
Construction is to begin in summer at the 119-acre site, east of South 27th Street and north of West Drexel Avenue, said John Siepmann, president of Siepmann Realty Corp.
“It’s moving forward,” Siepmann told the Milwaukee Journal Sentinel. “We’re very excited about it.”
Known as “The Prairie,” the development’s plans call for 522 apartments and 89 single-family homes, as well as commercial space near the corner of 27th Street and Drexel Avenue.
Siepmann Realty and Wangard Partners Inc. are partners on the site, with Siepmann overseeing single-family home development and Wangard Partners leading the apartment development.
Their group, OC Land Holdings LLC, has completed the site’s purchase, according to a deed posted online by the Wisconsin Department of Revenue on May 1.
The developers expect to obtain final city approvals this summer, followed by construction starting on the site’s roads, sewers, water mains, and other infrastructure. That work is be finished by early 2027.
Some apartment construction could begin in late 2026, Siepmann said, but most of the buildings will see construction starting in spring 2027.
There’s a lot of interest in the site, he said, including retailers drawn by the nearby planned Costco, in Franklin near the northwest corner of Drexel Avenue and 27th Street.
The future Costco is near Northwestern Mutual’s Franklin offices. The company will relocate that operation to downtown Milwaukee after its redeveloped office building opens in 2027.
