Hobart officials wowed by new $16.5M mixed-use development

Hobart officials joined builders, investors and managers on June 18 to celebrate completion of a $16.5 million mixed-use development in the village’s fast-growing Centennial Centre district.

Larsen Orchard Terrace, 582 Larsen Orchard Parkway, includes 66 apartments and four retail spaces at the corner of Larsen Orchard Terrace and Founders Terrace, just east of the D2 Sports Pub. The project was constructed by Bayland Buildings, which also is part of the company that owns and operates the property, Larsen Orchard Apartments LLC.

Aaron Kramer, Hobart administrator, said the development raises the bar in the central business district and was done the right way for the village and broader region. The village provided about $1.4 million in incentives to help support the project.

“The wow factor on this project has to be (ranked) one or two in Centennial Centre,” Kramer said. “This is a great project.”

Village President Rich Heidel and Bayland Buildings CEO Chad Calmes both recalled how the development’s site was corn and soybean fields. Now, the building is surrounded on all sides by housing, retail and businesses.

“It sends chills up and down my spine to see what’s happened today,” Heidel said.

Alliance Management will manage the buildingm and the building’s web site indicates rents for available units range from $1,275 for a one-bedroom unit to $2,070 for a three-bedroom, two-bathroom unit.

The property includes a sky deck, club room, well-equipped fitness center, coffee nook in the lobby and underground parking. In-unit amenities include washer, dryer, stainless steel appliances and quartz countertops.

Calmes and Brian Peters, a project executive at Bayland, said the development group isn’t done with Larsen Orchard Terrace yet. They said the development plans included a second building, between the first building and D2 Sports Pub, but that the exact plan has yet to take shape.
