Gulf Harbour luxury home sets new record with $8.95 million sale

Gulf Harbour Yacht & Country Club has seen a record home sale of $8.95 million.

The more than 4,800-square-foot single-story home, with Caloosahatchee River views in south Fort Myers, was built in 2023. It’s one of 122 residences in its neighborhood, known as Edgewater.

In the historic Ioana/McGregor area, Gulf Harbour has more than 1,600 homes, from smaller condominiums to luxurious single-family estates, in 22 unique neighborhoods.

The record-setting residence has five bedrooms and six bathrooms, sitting on a half-acre.

The home’s stand-out features include a wine cooler, a fireplace and a bar. There are expansive indoor-outdoor living spaces, with French doors and zero-corner sliders, opening to a private pool and spa, an outdoor kitchen and a tennis court.

The home has a four-car garage and a state-of-the-art security system.

The Edgewater neighborhood is independently gated within Gulf Harbour.

Community amenities include a marina, a yacht club, a private beach, a championship golf course and tennis courts, along with dining options, a fitness center and space services.

“Achieving this record sale in Gulf Harbour reiterates the continued strength and appeal of luxury real estate in Southwest Florida,” said Elise Starr, one of the listing agents, with John R. Wood Christie’s International Real Estate. “This home represents the height of modern design and thoughtful craftsmanship.”

The property — at 11380 Longwater Chase Court — was co-listed by Olesya Marta of Douglas Elliman in Naples.

Most recently listed at $10 million, it was on the market for 69 days, according to data from the Southwest Florida Multiple Listing Service (SWFLA MLS). It sold on March 19.

Previously, it was listed for as much as $12.99 million.

Lee County property records show the vacant lot sold for $2.15 million in November 2021.

According to the SWFLA MLS, the highest recorded sale in the Edgewater neighborhood had been $6.995 million for more than a decade (paid for a much larger residence, spanning 13,233 square feet). That sale dated back to May 2015.

So far, this year, the highest-priced home sale in Lee County is $10 million, said Mike Dodge, director of education and market research for John R. Wood. That’s the amount paid for a five-bedroom, 5,633-square-foot single-family waterfront residence at 27390 Hickory Boulevard, overlooking the Gulf in Bonita Springs.

As for the record price? The record home price in Lee County, as of early 2026, remained at $17.15 million, Dodge said.

That’s how much a Caribbean-style manor at 16660 Captiva Drive fetched in 2021, when it shattered its own record. The rare estate previously sold for $16.3 million in early 2016.
