IHM Senior Living wants to build 26K square-foot structure. What we know

The IHM Senior Living Community wants to build a new, 26,289 square-foot memory care facility next to its main campus, 610 W. Elm Ave. in Monroe.

A request to amend the existing Planned Unit Development (PUD) will be discussed Monday, June 8, during a public hearing at City of Monroe’s Citizens Planning Commission meeting.

“Saint Therese at IHM Senior Living is planning on the development of a 32-unit, 34-bed, state-of-the-art memory care facility to be located on land adjacent to the current main campus,” said Keegan Sawyer, executive director of the IHM Senior Living Community.

The new facility is proposed for northwest of the western part of the existing building, according to a May 20 legal notice in The Monroe News.

“The applicant has also updated the full site layout to include proposed future phases of development,” according to the legal notice.

“The new building would replace the current, (28-bed) memory care unit located inside the Motherhouse building,” said Matt Vanisacker, deputy director of economic and community development and neighborhood services coordinator for the City of Monroe.

If the project is approved, the current memory care unit would be repurposed.

“Following construction of the new memory care facility, the current unit will be repositioned for additional senior housing apartments,” Sawyer said.

Why is a new building needed?

“After considerations to potentially relocate the memory care unit within the current building, it was ultimately determined that construction of a new facility was the best solution to most optimally meet the needs of current and future residents,” Sawyer said.

“The new memory care facility will better position the campus to meet strong ongoing market demand, in a purpose-built safe and secure setting, with enhanced environmental and amenity spaces for those in need of memory care support and services,” Sawyer said. “Architects, building contractors and a myriad of other third-parties having been working for months to ensure that the planned new facility would be thoughtfully and seamlessly integrated into the campus and broader neighborhood setting.”

What’s next?

“To move forward with the project, (IHM Senior Living) is requesting changes to its existing PUD agreement and has submitted the required materials to begin the review process,” Vanisacker said.

“After the (June 8) hearing, the Planning Commission will recommend that City Council approve, deny or table the request,” Vanisacker said. “The proposal is expected to move to City Council for another public hearing and final consideration at its July 6 meeting.”

“If the request is approved, IHM Senior Living Community LLC would then need to submit a detailed site plan for review and approval through the city’s standard development process,” Vanisacker said.
