A large racetrack community and multiple members-only facilities, including circuits, will open in western St. Lucie County later this year.
P1 Motor Club’s main three-mile Treasure Coast Circuit on Okeechobee Road is nearing completion and projected to open for members, public events and driving programs at the end of summer or beginning of fall.
The construction for the other facilities, including homes, will start within the next six months, founding partner Aurora Straus told TCPalm. The complex is made up of three distinct parts, including the P1 Motorsports Club, Treasure Coast Motorsports Complex and the P1 Commerce Park.
Racetracks in Florida, Sebring, Daytona
Facilities will include five circuits, a members’ club with country club amenities and so-called “garage mahals” or “autominium” townhomes, all of which will be open only to club members. Developers could build up to 125 single-family homes at the site, based on density limits.
The circuits all have “pits” where drivers start, stop, exit and maintain their cars. P1’s complex will have fuel, professional mechanics, an automotive-based shopping complex and a Radical Motorsport car showroom where members potentially can purchase special vehicles on-site.
Memberships will cost $12,000 for the license holder, $12,000 per driving family member and $6,000 per non-family driving member, according to the company. That is in addition to a $192,000 initiation fee, which can fluctuate depending on construction milestones and be paid in three equal parts.
“The idea is that we want you to escape here with your family, not from them,” Straus said.

Membership is granted only through referral or invitation, or anyone may request an interview to be considered for application. Then, considered members must go through a background check and review of their driving record.
You can buy a membership without buying real estate, but you can’t buy real estate without buying a membership, Straus said.
P1 Motor Club is partnering with a Treasure Coast automotive enthusiast group, Shift Culture, to allow those without memberships to attend public events at the tracks, including defensive driving lessons, high-performance driving lessons, and potentially car meets and other fun activities, Straus said.
“We want to make sure that we find ways whenever possible to engage with the local community and give back without necessarily taking away from the experience and the exclusivity of our membership base,” Straus said.
“People who have the chance to … get that adrenaline rush and get it out of their system at a place like this, they’re much less likely to make higher-risk decisions on the road,” Straus said.

They aim to be environmentally friendly and restore some native plants to the area, Straus told TCPalm. One section of housing, which possibly will be named “The Grove,” will have native plants throughout the area.
P1 is planning to include a corridor on the south side of the property from east to west to allow animals to safely travel through without the risk of entering a track and creating a hazard for drivers, Straus said.
P1 partnered with four construction partners and six development partners. AMG racers Straus and husband Kenny Murillo, who is one of P1’s circuit engineers, have secured a partnership with Mercedes Benz.
P1 Motor Club is founded by the Straus family, including racer Aurora; her father and former self-funded racer, Ari Straus; and her mother, Molly McCoy Straus. There are three more founding partners: Al Guibord, Gregory Schain and Eric Schwartz.
P1 Motor Club is about an hour from Sebring International Raceway and about 2 hours from Daytona International Speedway.
