A Gainesville-based developer of retail and multi-family properties has submitted plans to Alachua County to develop two parcels next to the Texas Roadhouse restaurant just west of Interstate 75.
Documents on file with the county show that Blue Sky Holdings Inc. plans to develop two properties in an area known as the Commons at Celebration Pointe — a 3.6-acre parcel west of Texas Roadhouse and a 2.54-acre parcel to the north.
According to the plans, the western property at 4354 SW Archer Road would include a 40,000-square-foot gym, while the northern property at 3886 SW 43rd St. would feature a roughly 10,000-square-foot childcare facility with an attached outdoor play area.
Engineering plans for the project are being handled by Jacksonville-based England-Thims & Miller.
When contacted by The Sun, Blue Sky Holdings founder David Rattner declined to discuss the development until plans are further along. He noted that although the project is located in the Commons at Celebration Pointe, it is not affiliated with Celebration Pointe Holdings — the owner of the nearby development that is actively involved in several lawsuits.
Alachua County property records The Common Guys 3 LLC, whose registered agent is listed as Blue Sky Holdings Inc, purchased both properties from Celebration Pointe Holdings in December 2023 for a combined $4 million.
Rattner, a UF alum, founded Blue Sky Holdings in 2008. He remains active with the university and was named the UF Warrington College of Business Bergstrom Real Estate Center’s Alumnus of the Year in 2025.
