A new multifamily community in West Augustine will open its doors to welcome residents this month.
Leasing applications are now open for Villages of New Augustine, a brand-new, 92-unit affordable apartment community located in West Augustine.
Developed in partnership with the West Augustine Historical Community Development Corporation and Ability Housing, a nonprofit affordable housing developer, the community will serve income-qualifying households.
The Villages of New Augustine feature one-, two- and three-bedroom apartments. Rent ranges between $634 for a one-bedroom unit, to $1,599 for a three-bedroom unit. Apartments at the Villages of New Augustine are open to households earning up to 60% of the Area Median Income. Rental rates are based on household size, income and unit type.
Move-ins may be available as early as May 15.
Community center amenities include case management offices, a computer lab, an exercise gym, a library, a conference room and flexible spaces for workshops and events. Outdoor amenities include a pavilion, walking trail, playground and open recreational areas. Energy-efficient appliances are included in all units.
According to 2025 data from HUD, qualifying household income ranges would be between $43,080 for a one-person household up to $71,340 for a six-person household, Ability Housing said in a news release.
“We invest in communities through properties that enhance their surrounding neighborhoods, improve each community’s quality of life, and connect residents with a network of voluntary support services,” Ability Housing said. “We develop, renovate, and manage multifamily housing for people who simply can’t pay market-rate rent and make ends meet.
“We go beyond the traditional landlord-tenant relationship by pairing our properties with resident-focused services that empower tenants to improve their physical, financial, mental, and social health,” the release said. “By leveraging our capabilities gained from 15+ years in the affordable housing sector, we stabilize communities and make a sustainable impact.”

Leasing applications are open now. An on-site leasing center is open Monday through Friday from 9 a.m. to 4 p.m.
