A medical office park may be coming to Palm Coast’s Town Center.
The city’s Planning and Zoning Board in February approved a proposal for two two-story buildings and almost 200 parking spaces on approximately 8 acres at the southeast corner of Town Center Boulevard and Town Court.
Board members and the project manager, Charlie Faulkner, spoke about the “need” for more medical spaces in the city before approving the plan.
The 7-0 vote by the board means the project will now go before the City Council with a positive recommendation.
Here is what we know about the project.
What does the proposed medical office park in Town Center look like?
According to the city, Palm Coast Medical Center, LLC, based in Jacksonville, is developing the project. The original application for the development was submitted in July 2025.
During the board’s Feb. 18 meeting, Faulkner said the two buildings will be located on either side of the site.
He said Building 1 will be located on the northeast side, with a total size of 18,200 square feet. Building 2 will be twice that size, approximately 36,300 square feet, and located on the west side of the site, adjacent to Town Center Boulevard.
There are 198 parking spaces proposed for the site, according to the developer’s plan.
The entire project area is located just north of the existing Town Center Family Care center and AdventHealth Town Center Surgery. To the east of the site is The Windsor of Palm Coast (an assisted living facility).
“Right now, it’s all medical office that we are proposing, because that’s what we are seeing a need for,” Faulkner said.
He added, however, that a “potential hotel developer” approached him and the development team about bringing something else to Building 2.
“We’re going to have to do some gymnastics if that happens, but otherwise we’ll be coming back to you with about 40,000 square feet of more medical office at some time in the future,” Faulkner said.
Developer, board member speak of ‘need’ for more medical space in Palm Coast
When asked by a board member if he has been involved in other Palm Coast developments, Faulkner said he was part of the original Town Center plans, nearly 30 years ago.
“This, by the way, fits in perfect with our original vision of what we envisioned Town Center being,” he said. “And our market research shows us this is really needed here in the in the community. So, what I try to do is figure out what’s missing in a community because if you can fill that void, you’re pretty much going to have a successful project.”
Board member Dana Stancel agreed, saying “we do need more medical (facilities) and that is a good location.”
Last week, the developer of the shopping center coming to the southwest corner of State Road 100 and Belle Terre Boulevard told The News-Journal that an urgent care center is among the five confirmed tenants for that project.
