Is Donald Trump Jr. planning to become a West Palm Beach homeowner?
The Palm Beach Post has learned that the eldest son of President Donald Trump is likely behind the trust that owns an empty residential lot in the Prospect Park neighborhood just south of downtown, according to two real estate sources familiar with the property.
The vacant Washington Road property sold for $15 million in February to an entity called 3110 Washington Road Trust, Palm Beach County property records show.
The 0.74-acre property with 80 feet of waterfront along the Intracoastal Waterway is at that address, north of Greenwood Drive next to George Petty Park. The lot lies about a mile northwest of the Mar-a-Lago Club, President Donald Trump’s mansion in Palm Beach.
The New York Post reported on June 17 that the younger Trump, now a Jupiter resident, plans to build a large home in Prospect Park to accommodate his five children, as well as any children he may have with his new wife, Palm Beach socialite Bettina Anderson.
West Palm Beach lawyer Maura Ziska is the trustee of the trust that owns the property on Washington Road, courthouse records show. She declined to comment.
The New York Post article did not specify where in Prospect Park Trump’s home will be, but the story said Trump purchased a double lot.
The 3110 Washington Road Trust property is a single lot. However, it is just north of another waterfront lot. Real estate sources say that lot is linked to Palm Beach investor Barbara Smith, who is married to Randall Smith, the founder of the hedge fund Alden Global Capital.
It’s not clear if Smith is selling — or has sold — this lot to Trump. If the lots were combined, the assemblage would give Trump nearly 1.5 acres, which is plenty of land for a large home. The combined properties also would provide 186 square-feet of waterfront, as well as the rights to build a dock or a boat slip into the Intracoastal Waterway, according to the Palm Beach County Property Appraiser.
If Trump moved to West Palm Beach, he would live in an historic neighborhood becoming popular with wealthy homebuyers. Numerous financial executives and wealthy residents, especially from the Northeast, moved to the leafy enclave during and after the COVID-19 pandemic.

Trump Jr. soon could be the only one of the president’s three children from his first wife, Ivana, not to live in a gated community. Don Jr.’s brother, Eric, lives with his wife and children in Trump National Golf Club in Jupiter. Their sister, Ivanka, and her husband Jared Kushner and children live on Indian Creek Island in Miami-Dade County.
Property records show Don Jr. currently co-owns a home in Admirals Cove, a gated community in Jupiter, where homes routinely sell for millions of dollars. He and his former fiancée, Kimberly Guilfoyle, now the U.S. ambassador to Greece, paid $9.7 million for the two-story house in March 2021.
Trump’s home at 494 Mariner Drive stands along the Intracoastal Waterway, with six bedrooms and 11 bathrooms within its 11,270 square feet, according to Palm Beach County property records and real estate listings.
