In May, the answer to the eternal “how’s the real estate market?” question once again depended on the particular Coachella Valley city in question.
The median price a single-family home sold for was up in four cities compared to a year ago and down in four others. Palm Springs, meanwhile, saw its median home sale price of about $1.18 million sit virtually unchanged from May 2025.
While the changes were modest in several cities, Cathedral City and Indian Wells saw double-digit increases. (Given Indian Wells’ small population — about 5,000 people — and high home prices, it often sees such large percentage swings, since just a few home sales can make a big difference)
Six valley cities saw more sales than in May of 2025, and three saw fewer. The average number of days homes were listed on the market ranged from 50 in Coachella to 93 in neighboring Indio, although most cities’ numbers were in the 60s or 70s.
