A new development planned near the DeLand SunRail station, which would include up to 155 townhome units, received key approvals from the DeLand City Commission on Monday night, Nov. 17.
DeLand commissioners voted 5-0 to approve three items needed for the DeLand Reserve Planned Development to move forward. Those items were an annexation that brings the land into the city from unincorporated Volusia County, a land use change and a rezoning.
Commissioners and project officials touted it as an example of the kind of development the city of DeLand wants in that location.
The property is the city’s Transit Oriented Development/Redevelopment area. The city wants to see higher density and mixed development uses in the area to foster an efficient transit system in DeLand.
“These areas will see a transition from the current development pattern to a more transit friendly pattern, over time,” according to the city.
Commissioners said little about the project. It was the Commission’s second and final reading on the items.

The development will be on about 20 acres at 210 N. Ridgewood Ave. next to State Road 44, a couple of miles west of downtown DeLand. The land, which is vacant now, is about 1.6 miles from the DeLand SunRail station.
While the developer plans to build townhomes, the plans allow flexibility to include single-family homes, too. A traffic study estimated that 160 townhome units, five more than what’s planned, would bring in 1,169 new daily trips to the area.
MAS Development, of Aventura, is the developer behind the project. The applicant for the DeLand project is a limited liability company connected to the firm.
The project includes internal sidewalks and an added sidewalk along North Ridgewood Avenue. The project will also include a nature trail, a dog park and low-impact development features, such as rain gardens.
“The whole concept is to allow people to bike or even walk to the train station,” project attorney Glenn Storch said.
