Canal Winchester estate with guest cottage, water slide hits the market

Most central Ohio homes don’t come with a water slide.

But at 3450 Winchester Southern Road in Canal Winchester, it’s just one piece of an 8,800-square-foot puzzle that also includes two libraries, a music room, basketball half-court, detached guest cottage and nearly nine gated acres.

The seven-bedroom, seven-bathroom estate was recently listed for $2.5 million. Built in 2022, the home is full of details not often seen in today’s local market, according to its listing. And if you ask Realtor Mandy Mancini with Keller Williams Consultants Realty, it’s a master-class in thoughtful design.

“It’s probably my favorite house that I’ve ever listed,” Mancini said, “and it’s because of how intentional every choice is in the house. It is so special.”

The home’s architecture strikes a balance between modern and traditional, pairing black siding and a metal roof with exposed wood and stone accents. Those rustic touches help tie the main residence to the cabin tucked behind it, which can be reached via the property’s water slide, Mancini said.

The cottage was built in 1900 and purchased in 2020 by its current owners, who lived there while building the main house. The family of five lived in the one-bedroom, one-bathroom cabin for two years, Mancini said.

Beyond the foyer in the main home is a spacious living room anchored by a floor-to-ceiling, wood-burning fireplace. On the opposite side sits an antique card catalog, while the nearby sunroom features folding glass doors and a sizable fireplace of its own.

The second floor is home to one of the estate’s two custom Amish-built libraries, complete with sliding ladders and a sitting area, located just off the owners’ suite. A second library in the walk-out lower level was designed with the home’s children in mind. The basement also houses a game room, playroom, entertainment area and guest suite with its own kitchen.

Through the basement is a large garage-like space with a basketball half-court, table tennis and arcade games. The garage door opens to an outdoor living area with a kitchen, patio tables and couches.

The common thread that runs throughout the property – from marble finishes and custom Amish craftsmanship to heated bathroom floors and stairs that illuminate with each step – is what Mancini referred to as “functionality.” She said it’s rare, especially in Columbus, to find a home so thoughtfully designed around the realities of everyday living.

“I think a lot of times people lose functionality while worrying about style and aesthetics,” Mancini said. “But in this house, it has the style and aesthetics and also the functionality.”

And, of course, Mancini added, there are some features that are there just because they can be.

“It’s like this place was built so a family could have so much fun,” she said.
