Hornell sells 'lucky' BOCES house 13 on Madison Avenue. What to know

Lucky house 13 in the City of Hornell’s home-building partnership with GST BOCES has been officially sold.

Hornell Board of Public Works commissioners awarded a bid for the program’s 13th completed house on Madison Avenue at a meeting on Thursday, March 19.

The brand-new home is located at 179 Madison St. BOCES building trades students built the house onsite, a change up from previous homes in the program that were constructed at the campus and brought to the address in sections.

Mayor John Buckley highlighted the continued success of the partnership with GST BOCES, stating, “With the ongoing need for new, single-family homes in Hornell, this partnership continues to be a strong investment in our community. It provides Building Trades students, led by Rob Lemay, with valuable hands-on experience while delivering well-built homes with modern features.”

The Steuben County Land Bank also played an integral role in house 13, previously buying the Madison Avenue property before demolishing the existing structure.

What to know about the winning bid for 179 Madison house

The minimum accepted bid for the new home was $165,000.

The city closed the bidding process on Feb. 26 and the offers were read aloud the same day.

The winning bid for $180,000 was made by Jonathan and Charlie LeRoux.

The ranch-style, two-bedroom home has approximately 1,200 square feet of living space. The home features two full bathrooms, including a curb-less shower in the master bathroom and a full tub/shower in the second bath, providing both comfort and accessibility. The house has first-floor washer and dryer hookups.

Where the 14th Hornell-BOCES house is going

The 440 Canisteo St. location will be home to the 14th BOCES house on land donated to the city by St. James Hospital. Plans call for a ranch-style residence that replicates the design of an earlier home built through the program on Preston Avenue.

Construction will continue for the remainder of the school year. After that, BOCES will turn the project over to the city for finishing touches.

Buckley previously said he expects the house to be put up for bid in the last quarter of 2026.
