ST. LUCIE COUNTY — The planned research-and-development area at P1 Motor Club — an ambitious racetrack community under construction in western St. Lucie County — has a new name: P1 Commerce Park.
The name change — it previously was to be P1 Research and Development Park — reflects the strong interest developers have seen from motorsports-related businesses that want to move in there, according to a July 15 news release from the motor club.
More than half of the 400,000 square feet set aside for the commerce park already has been reserved, and future tenants are to include prominent race teams and car-prep shops such as ANZE Suspension, Extreme Velocity Motorsports, HP-Tech Motorsport, Ibiza Farm Motorsports, P2R Power Rev Racing, Primal Racing, RaySport US and Turner Motorsport, according to the release.
“The swift and significant interest in the P1 Commerce Park truly underscores the unique vision we have for this development and the value proposition of the location,” P1 Motor Club Founding Partner Al Guibord said in the release.
Tenants at the commerce park will have access to the motor club’s facilities and members, according to the release.
Those facilities are to include two racetracks, a members’ club with country club amenities and so-called “garage mahals” or “autominiums” for car storage and short-term living, all of which will be open only to club members. Developers could also be able to build up to 125 homes at the site, based on density limits there.
Memberships are planned to cost $12,000 for the license holder, $12,000 per driving family member and $6,000 per non-family driving member, according to the company. That is on top of a $174,000 initiation fee, broken down into three payments of $58,000.
P1 Motor Club is being built at 24101 Okeechobee Road, west of Summerlin Road. It is about 10 minutes from Interstate 95; about 1 hour and 9 minutes from Sebring International Raceway, east of Sebring in Highlands County; and about 2 hours and 7 minutes from Daytona International Speedway, in Daytona Beach
Groundbreaking for P1 Motor Club was held in March.
The company plans to open the P1 Circuit in the first quarter of 2026 for member-only driving; Private garages and residences are to become available during the second quarter of 2026; but the clubhouse may not open until closer to the end of 2026, a P1 spokesperson said earlier this year.
