Downtown Pensacola could get another condo development as part of the East Garden District.
The Tristan Residences is a new 25-unit development being proposed to go on North Jefferson Street next to the Tristan Hotel, which is currently under construction.
The Thrash Group out of Hattiesburg, Mississippi, is the manager of the company that has applied to the Pensacola Architectural Review Board for approval of the new development.
The new proposed five-story building will have the first floor reserved as retail space for a “coffee shop or small restaurant” with two condo units. The other 23 condo units would be on the other floors, according to the application from architecture firm Dale Partners.
One of the penthouse units would also have a large terrace that overlooks Jefferson Street.
The location is at the heart of the planned East Garden District development, and the submitted plans closely resemble conceptual images on the East Garden District website.
The East Garden District is a private development district spearheaded by Pensacola businessman Chad Henderson to activate the northside of Garden Street along Palafox and Jefferson streets with restaurants, shopping and a hotel.
Hotel Tristan, a 122-room, full-service hotel, has been under construction since last year by Henderson’s Catalyst Real Estate, along with the Thrash Group, and The 1559 Collective, a group of Pensacola investors. The hotel is expected to open in 2026.
The ARB will review the designs for conceptual approval at its June 26 meeting.
