Hundreds of new homes coming to Sarasota this year

Two Sarasota County cities and one Manatee County city can anticipate the debut of three new home communities this summer and fall.

SimplyDwell, a Neal Communities subsidiary owned by local developer and billionaire Pat Neal, is building new communities in Sarasota, North Port and Parrish.

“SimplyDwell builds quality homes at an attainable price, so our customers can focus on selecting the right home for their current life stage,” Division President for SimplyDwell Homes Jag Rupnarain said in a press release.  

“These three communities represent the kind of growth that we believe can be sustained in the region in order to help young families find a home option that fits their lifestyle at a price point they can afford.” 

The Sarasota community, called Sageleaf, features 534 lots. There will be 14 unique single-family floor plans as well as 4- and 6-plex townhomes. The community also offers a variety of townhome styles and square footage, ranging from 2 to 7 bedrooms and 1,216 to 3,727 square feet.

Located at 6374 Colt Creek Road, the community will also offer a variety of amenities such as a pool, dog park and playground. It is located just 10 miles from Siesta Key Beach and close to the University Town Center area, Mote Marine Laboratory and downtown Sarasota.

The Sabal and Plumeria models will be available for touring at Sageleaf’s grand opening in the fall.

North Port’s Wellen Park will be home to Madera, although the area at 19936 Madera Circle will use a Venice zip code and mailing address much like the rest of Wellen Park. The community will host four-plex townhomes and has its grand opening planned for August 8.

Two models include the Emilia and the Scarlett. The Emilia model features 1,666 square feet and up to 4 bedrooms with 2.5 baths. The Scarlett model includes 2 bedrooms, 2 baths and a loft or office in 1,698 square feet. 

The community is located near I-75 and provides easy access to Wellen Park’s Main Street and CoolToday Park, spring training home of the Atlanta Braves. It is close to Southwest Florida’s beaches and a planned Benderson shopping destination. 

Finally, Manatee County’s Parrish is set to offer 261 total lots and 12 unique single-family floor plans. The new community of Deer Park is located at 13019 Deer Park Loop, with homes ranging from 1,216 to 2,594 square feet and two to five bedrooms.

The community will also feature amenities such as a pool, dog park and playground. Deer Park’s location offers access to Bradenton, Tampa, St. Petersburg and Lakewood Ranch. It is near the developing Parrish Town Center and North River Ranch. The community has no CDD fees and features nearby A-rated schools.

The Cedar and Jasmine models will be open for community tours during the grand opening on July 11.
