Construction is beginning for the Canopy at Welaunee Town Center and the first two tenants are now confirmed.
Sono Bello, which describes itself as a premier liposuction and body sculpting expert, is coming to the development’s town center.
The other confirmed business is The Learning Experience, a national childcare facility franchise which is also opening a location near Southwood.
The latest rendering of the town center illustrates the grandeur of the development hub. Most buildings will be one-story structures but the maximum height is five stories for anything built there. While the site could have a multi-story boutique hotel, commercial real estate specialist Justin Ghazvini of Premier Group said, “I don’t think we will be going vertical.”
Canopy Town Center sits on 19 acres and will serve as the “geographic and civic center of Canopy,” a promotional article by the master-planned development said. The Canopy Town Center district, which saw early controversy from a Circle K rising near homes, is slated to be a mix of medical, retail, dining, hospitality, entertainment and service-oriented businesses within the site’s 170,000 square feet of commercial space.
“Two of the fourteen pads have already been leased, and one more has been sold. The remaining pads are designed to accommodate a wide range of uses — quick-service restaurants, medical, retail, dining, entertainment, grocery, and hospitality — with building footprints from 1,500 square feet up to 100,000 square feet and beyond,” the article said.
Canopy at Welaunee is a 500-acre mixed use development off Fleischmann Road in northeast Tallahassee, one of the largest developments to take shape in recent years.
The property includes both single family homes and an apartment complex, along with medical facilities like the Tallahassee Orthopedic Clinic and entertainment venues like District 850.
”Infrastructure is going in for the 10 lots we are platting,” said Ghazvini, in an email to the Tallahassee Democrat. “There is an approved preliminary plat already with details showing these lots available in public record.”
When asked about the timeline for the new businesses, he said that’s still being worked out.
“While there is no hard date yet for TLE or Sono Bello (the first two committed to the town center) our best guess is to have them complete before the end of 2027 or latest early 2028,” he said.
