Cotino, the Disney-branded development with a swimmable lagoon now open to its first residents, continues to emerge in Rancho Mirage, with hundreds of homes still to be built. And officials unveiled this week a new slate of tenants coming to a commercial area that will be open to the public starting next year.
That area, dubbed Cotino Bay Beach, Dining, Shops, will be on the north end of the 24-acre lagoon at the heart of the development in Rancho Mirage. Officials initially said the first phase of the shopping and dining area would open to the public in fall 2026, but that date has been pushed back until spring 2027.
The tenants unveiled by Cotino this week feature several local businesses and restaurants, including artisan marketplace Mojave Flea Trading Post, smoothie shop Big Juice and La Dolce Piccola Gelateria, which currently has a location on Palm Desert’s El Paseo.
The latest additions also include Asada Cantina + Kitchen, a San Clemente-based Mexican restaurant; SottoSopra, a spinoff of the Italian café SottoVoce, which has locations in Palm Springs and Palm Desert; and It Refills, a shop with locations in Palm Desert and Indio that offers refillable household and personal care products.
“These new businesses reflect what makes the Coachella Valley special, from artisan makers to family-owned favorites,” Claire Bilby, senior vice president and general manager of Storyliving by Disney, said in the announcement.
“Cotino Bay Beach, Dining, Shops will celebrate both the character of this region and the distinct experiences that define Storyliving by Disney,” Bilby added.
The announcement from Disney notes some of the latest tenants will be located in an “open-air marketplace overlooking Cotino Bay,” with shaded walkways and gathering spaces for patrons, and the area will also host community events such as local farmers markets, live music performances, art displays and more.
Cotino officials announced their first round of commercial tenants in late 2025, including the first U.S. location of Artigiano, a Vancouver-based coffee company, as well as another location for On the Mark Fine Foods & Provisions, an artisan sandwich shop operating in downtown Palm Springs. The initial slate of announced tenants also included Elevare, a waterfront restaurant that will serve “refined American cuisine,” and Khaga Yoga, a Palm Springs-based yoga studio offering classes to adults and children.
Located between Bob Hope Drive and Monterey Avenue just south of Gerald Ford Drive, Cotino has city approval to eventually build nearly 2,000 homes and condos. Its first phase features more than 300 homes on the property’s north and west ends near the bay, and some of the community’s first residents have already moved in.
Cotino officials said they are planning to announce additional tenants at the town center in the coming months. Long-term plans for the development also call for a resort hotel and additional retail space.
Officials have said the shops and restaurants on the bay’s north end will be available to the public without further fees, while accessing Cotino Bay will require a payment. Details on public admission to the beach will be released “at a later time,” according to the latest announcement from Cotino.
