Apple Valley residents concerned about proposed Waalew Road Truck and Trailer Facility

Several residents have raised concerns over the proposed Waalew Road Truck and Trailer Facility on the north end of Apple Valley.

The 14.6-acre project, on Waalew Road and nearly 440 feet west of Navajo Road, includes parking for trucks and trailers, a 114-square-foot guard shack and 430 total parking spaces.

The facility has no assigned address and is within the town’s planned industrial zoning district.

Nearly 14 homes are near or adjacent to the proposed facility property, which is also near manufacturing facilities, portable restroom storage property and large truck parking businesses. 

Based on a preliminary analysis, the Town of Apple Valley, as lead agency, intends to adopt a mitigated negative declaration for the project listed in the public notice. 

Town staff said the initial study checklist determined that the proposed project could result in potentially significant effects. The town will incorporate mitigation measures into the development that would avoid or mitigate effects to a point where clearly no significant environmental impacts will occur. 

The 30-day public review period for the draft mitigated negative declaration was from Sept. 5 through Oct. 5, and was extended to Oct. 16.

Residents at the Oct. 14 Town Council meeting voiced concerns, including health concerns, a drop in property value and not receiving property notification of the project. 

Penelope Richardson told the Daily Press she’s afraid the project will increase traffic and noise pollution in her “quiet neighborhood.”

Carlos Rojas said he sees “no problem” with the facility, as the “trucks and trailers” more than likely “won’t be moving in and out 24 hours a day.”
