Ventura County median home price bounces above, below $1M mark

The median price of homes sold in Ventura County dipped below the $1 million mark in June, after hitting seven figures for the first time ever in May.

The median is the halfway point, at which half of sales are at a higher price and half are lower. In June, the median price in Ventura County for pre-existing single family homes was $937,500, according to data released July 16 by the California Association of Realtors.

That was 6.3% below the county median of exactly $1 million in May, and 3.8% below the median price from June 2025. Prices statewide dropped as well from May to June, by 2.8%, and were nearly flat compared to a year earlier.

May was the first time that the median price in Ventura County has hit $1 million. However, when adjusted for inflation, prices were higher than that in 2021 and 2022, during the pandemic, and in 2006 and 2007, just before the Great Recession.

Prices dropped in June as the quantity of homes sold increased. There were 389 sales of existing single-family homes in Ventura County in June, up 19.4% from a year earlier and up 7.5% from the previous month.

The most expensive homes in Ventura County in June were in Ojai, where the median price was $1.4 million. Thousand Oaks, Moorpark and Newbury Park were all above $1 million as well.

The county’s lowest prices were in Fillmore where the median was $716,000, and Santa Paula, with a median of $780,000.
