Desert Sky Plaza II project eyes summer groundbreaking in Victorville

The Desert Sky II project, which includes Target, Ross Dress for Less, Burlington, Five Below, Better Buzz Coffee and more, is expected to break ground this summer in Victorville. 

NewMark Merrill Companies recently announced 11 new tenant signings at the expanded plaza on Roy Rogers Drive and Amargosa Road, west of Interstate 15.

NewMark Merrill Companies, a California-based retail shopping center owner and development company, has announced it has signed leases with a number of businesses at the 30-acre, 297,363-square-foot shopping plaza.

The tenants that will join the already announced anchors Target, Burlington and Five Below, will include:  

Breaking ground

NewMark Merrill is expected to break ground at Desert Sky Plaza II in July of 2026, with the opening planned for fall 2027. 

NewMark Merrill Chairman and Chief Executive Officer Sandy Sigal said, “The tenant demand for Desert Sky Plaza speaks volumes about the opportunities for retailers to thrive in Victorville and the greater region.”

Sigal added that the commitment by Target to build their newest prototype here, the addition of the top names in soft goods, general services, quick serve, sit down and drive through restaurants as well as other regional and local operators demonstrates that new construction in the right areas with the right anchors can thrive.

“The high desert region of Southern California continues to grow with affordable housing, convenient access, supportive local government, and abundant business and job centers,” Sigal said. “We are looking forward to opening this center in 2027 and providing the community a destination that will serve as a gathering place for memory making, quality shopping, and be a center piece of the neighborhood.”

Designed by MMA Architecture, Architects Orange, and civil engineering firm Kimley Horn, Desert Sky Plaza II will be the second phase of the existing Home Depot-anchored Desert Sky Plaza. 

The project is nearly 85% pre-committed, but still has space for a drive-thru restaurant and retail shop spaces ranging from 1,500 square feet to 10,000 square feet. 

Brad Pearl, Greg Giacopuzzi, and Darren Bovard of NewMark Merrill secured the new tenants and are overseeing leasing at Desert Sky Plaza II.

The development is a joint venture with World Premier Investments and RY Properties, Inc.

Desert Plaza II is a component of the larger, comprehensive, and approximately 100-acre commercial development known as The Desert Plazas, which currently features Winco and Home Depot anchors and will include over 800,000 square feet of retail when fully completed.
