Henrietta approves 300-unit housing complex near former Delphi site

A 300-unit multifamily housing development in Henrietta was approved by the town’s planning board on March 17.

The Delphi Housing Development plans call for construction of five 40-unit apartment buildings and 10 10-unit townhome buildings near the intersection of West Henrietta Road and Erie Station Road.

A clubhouse with a pool will be included near the entrance to West Henrietta Road. The apartment buildings will be 41 feet tall, which required a variance from the town approved in December 2025. All the buildings will be built on a 40-acre parcel of vacant land, according to the site plan from developer FSI.

There will be a 150-foot buffer to the historical district in West Henrietta, pushing the development further back from the road. The two-story townhomes will be closer to Erie Station Road and the taller apartment buildings will sit lower in elevation to preserve the sight lines of existing homes along the road.

The residential plans, including a previously approved rezone, came after a proposal to build large industrial or shipping facilities at the site met with resistance from residents on the impact to adjacent homes and businesses.

The complex will include 610 parking spaces, just a touch over two per unit.
