As Sunbury continues to grow, two new mixed-use projects are looking to locate in the heart of the Delaware County city.
Local Provisions LLC is planning a three-building, 34,000-square-foot commercial district with spaces for 12 businesses – such as restaurants, shops or offices – just west of Sunbury’s downtown square. At the same time, a local business is seeking to erect a new building on property on East Granville Street along the square’s south side where the previous building’s roof collapsed in winter 2025.
Sunbury City Council unanimously approved the Local Provisions project during its July 15 meeting.
The Local Provisions development has been in the works since the property was rezoned in 2023. After the meeting, Sunbury Mayor Joe St. John said it’s been a long process, but the project is going to create a new walkable area that will complement the existing businesses around the square and attract new businesses the community needs.
“It’s amplifying kind of what we already have,” he said. “It’s going to be a really nice accentuating piece for the downtown.”
Local Provisions plans to build three commercial buildings on a nearly 5-acre, vacant and undeveloped site southeast of the West Granville Street and Sunbury Meadows Drive intersection. The square footage and tenant spaces will be divided as follows:
Renderings show Building A as a brewery with a significant amount of outdoor patio seating along the pond. Other renderings show spaces throughout the development that could be used for an ice cream shop, coffee shop, salon, restaurants, bakery, urgent care and more.
Plans show the site will have two access points: along the east side of the property connecting to West Granville Street and along the west side of the property connecting to Sunbury Meadows Drive. The site plans say it will have 194 parking spaces, but 18 of those are street parking spaces on West Granville Street.

Redeveloping a Sunbury square property after building loss
On a smaller scale, property owners of 37 E. Granville St. are seeking approval for plans to redevelop the site with a new two-story building that would include the owners’ mortgage and insurance businesses, along with a future commercial tenant space on the second floor facing the square. The building would also include two, two-bedroom apartments in the rear of the building, according to the application.
The previous building was demolished after the roof collapsed in winter 2025, according to a staff report on the project.
The entrance for the mortgage and insurance businesses will be on the north side of the building, along East Granville Street and level with the sidewalk. The second-story commercial space will be accessed from the west side of the property, via a door and stairway. The two apartments will be accessed from the back of the building from the parking lot, the staff report states.
Renderings show the front of the building facing East Granville Street includes a ground-level porch as well as a second-story covered porch.
The seven parking spaces in a rear parking lot, which will be paved, will be accessed from East Granville Street, traveling the west side of the building. The site also has access points from connections with properties immediately to the east and west.
Council introduced the legislation during its July 15 meeting, and the project, which was previously approved by the city planning commission, is expected to be voted on in August.
