Realtor.com gives Ohio passing grade on affordability report

Amid the nationwide struggle for affordable housing, Realtor.com has released its annual affordability and homebuilding report cards.

The report grades all 50 U.S. states and the District of Columbia on how accessible homeownership is to typical earners and whether they are producing enough new housing to meet demand. The report is on a 100-point scale and gives grade from an A to an F.

Not a single state earned an A+ this year.

In the updated 2026 report, Ohio received a C+ with a score of 59.4, placing it 15th nationwide. It earned a relatively high affordability rating of 96, but with a homebuilding score of 22, it was lower than nearly a dozen states. The median listing price was $277,348 while the median household income was $70,196.

Midwest dominates

Realtor.com gave the Midwest, a score of 60.9, noting the “available land, lower regulatory barriers, and relatively strong building activity” placed the region ahead of its peers. Ten of 12 Midwestern states cracked the top 30.

Indiana was No. 1 due to the state’s median-priced home of $295,810 requires just 28.3% of the median household income of $71,469 and its solid building activity.

At the bottom was New York with a score of only 8.5, as the state struggles to build homes to meet demand while the homes that are being built “are overwhelmingly expensive.” Not far from it was other Northeast states such as Massachusetts and Rhode Island.

“These states face structural challenges such as high prices, constrained land, restrictive zoning, and building costs that far outpace what middle-income buyers can afford,” Realtor.com said in the report.
