Newark developer unveils renderings for proposed assisted living facility

A Newark developer unveiled renderings of a proposed assisted living facility around Sharon Valley Road that seeks to address a bed shortage.

MC Development is planning to build a 100-bed facility on the southwest corner of Sharon Valley Road and Country Club Drive. MC Development President Bryan McAnally shared renderings of the facility with The Advocate and said he expects crews will start construction at the 13-acre property in spring 2027.

“I’m walking through some site design stuff with the civil engineer,” McAnally said. “They’re working on their design, and we’re hoping they’ll be working through their construction drawings over the next three or four months. We’ll be working on ours as well, and that could take four to six months, maybe a bit longer.”

Dublin-based engineering company Verdantas is working on the site design for the project, including stormwater calculations and possible flooding issues. There is a creek that runs south of the proposed development and behind homes on Meyers and Morgan Bryan drives and Deer Run Road, and residents in the area expressed concerns about the project’s impact on their properties.

The company also plans to build 12 independent living units on the west side of the property for residents eligible to move over to the main facility that will have 25 units designated for memory-care patients.

McAnally said the company wants to build the facility because he feels Newark needs more beds for people who are older. It founded the Newark-based Premier Home Health, which works with assisted living facilities, helping care for around 175 patients. It’s through that work that McAnally says he’s witnessing the lack of available beds.

“We’ll be able to provide needed beds for our town, instead of having (families) go out of town,” McAnally said in October.

The proposed development required a zoning change at the property. Planning Commission members unanimously recommended Oct. 14 that the city council approve the request and they unanimously did so Dec. 1.

If the city council didn’t approve the change, McAnally said his company would have built 30 to 40 duplexes on the property, and some council members suggested the assisted living facility would be a better option than duplexes.

The zoning changed from two-family residential to church, school and institutional, which permits an assisted living facility under the city’s zoning code.
