Green to add 101 new residences with Greensburg Meadow development

A new residential development with 101 single-family homes is coming to a site in Green referred to as “the old horse farm.”

The development, known as Greensburg Meadow, will be on Greensburg Road and along the northern section of Winning Way, directly east of Interstate 77, according to documents provided to the Beacon Journal by developer Greg Sommers, owner of Sommers Development Group.

“The development is designed to provide a diverse mix of housing options, including both ranch-style and two-story floor plans, with a focus on quality construction, thoughtful community design, and strong compatibility with the surrounding area,” Sommers said via email.

Ranch-style homes, he said, “are in particularly high demand and tend to attract buyers seeking lower-maintenance living and long-term residency.”

Green City Council voted 4-3 June 9 to rezone about 31 acres of land from single-family residential to planned development and accept an amended conceptual site plan for Greensburg Meadow.

City Councilman Jeff Noble, who represents Ward 4, said in a June 9 City Council meeting that community members refer to the site as “the old horse farm.”

Wayne Wiethe, Green planning director, said an owner of land within the approximately 31-acre section built and sold pole barns and would board horses in pole barns on his property.

Owners of homes and land within the roughly 31-acre area will sell their property to the developer, Wiethe said.

“They have to negotiate, come to terms, do anything like that,” he said, noting the city’s noninvolvement in those processes.

Wiethe said he believes things “turned out OK” in terms of community buy-in following neighborhood meetings, Planning & Zoning Commission meetings and City Council meetings.

“This part of town does not see a whole lot of development. You have some industrial parks around there. But it buts up against a nice, older neighborhood. And sometimes when you have some of this, it helps stabilize a neighborhood too, a little bit,” Wiethe said.

Sommers said he expects the homes to be roughly 1,500 to 3,000 square feet and to cost from between the upper-$300,000 range on the low end to more than $500,000.

“We believe Greensburg Meadow is a strong example of responsible growth that aligns with the City’s long-term vision by bringing high-quality housing, significant investment, and meaningful infrastructure improvements to an area of Green that has seen limited new development in recent years,” Sommers said.

He said he anticipates land development to start in the late fall or winter, followed by home construction commencing in spring 2027 and the first residents moving in around mid-to-late summer of next year.
