The cost of buying a home in New York has reached a record high, according to a new report from the New York State Association of Realtors.
The statewide median sales price climbed to $475,000 in June 2026, marking the highest median price ever recorded in New York, according to the report released last week.
Home prices and inventory both increased
The median sales price rose 8% year over year, increasing from $440,000 in June 2025 to $475,000 in June 2026.
At the same time, housing inventory continued to grow across the state. The number of homes available for sale increased about 4.4%, from 31,124 homes in June 2025 to 32,508 homes in June 2026.
The increase marked 16 consecutive months of statewide inventory growth, according to the report.
Mortgage rates also eased slightly from May to June. The average rate for a 30-year fixed mortgage was 6.49% in June, down from 6.82% in June 2025, according to Freddie Mac.
Where are home prices highest in New York?
Nassau County had the highest median sales price in New York in June 2026, with homes selling for a median of $852,575.
Prices were also significantly higher in the New York City area and Long Island compared with much of upstate New York.

Where are home prices lowest in New York?
Cattaraugus County in western New York had the lowest median sales price in June 2026, at $169,450.
Several Southern Tier counties also remained below $200,000, including Allegany, Steuben and Chemung counties, according to the report.
