Fairport made the list of the nation’s hottest ZIP codes, slotting in fourth on the realtor.com rankings released Aug. 10.
The ranking is based on where buyer interest is strongest and homes are moving. The Northeast and Midwest are well-represented on the annual ranking, with no Top 10 listings outside those regions.
But why Fairport? There are a few reasons that realtor.com mentions, including that the Fairport median household income is keeping pace with the increase in home values. The village has a higher median household income of $114,605, which is above the $87,241 the ranking expects for a buyer to put 20% down at a 6.55% interest rate.
Buyers in the Fairport market also bring strong down payments (19.2%), average down payments ($75,005) and median FICO scores (768). That’s helpful in a housing market where the median home price is $429,000.
The data from realtor.com also showed Fairport homes are selling for more than asking, at 14.4% greater. That’s well above the national average, where homes are selling for 2.33% below asking and even some of the other hot markets are seeing homes selling close to asking.
It’s Fairport’s first time on the list, though the Rochester metro also appeared on the list in 2024. The City of Rochester was third on the list based on affordability, a strong job market and quality of life.
The 2026 Top 10 list mostly comprised suburbs close to cities with industrial roots. Homes in those markets saw an average of three to five times more traffic than the typical listing and sold between 30 to 42 days faster than the U.S. norm in the first half of the year.
