Dual-branded Applebee's and IHOP to open in Westchester. See when

A combination Applebee’s and IHOP restaurant is opening its first location in Westchester.

This pioneering concept, located at 18 Saw Mill River Road in Hawthorne, pairs two menus under one roof, with a single kitchen and the same staff. The new dual-brand restaurant, which opens 9 a.m. March 18, gives diners the flexibility to enjoy everything from IHOP’s signature pancakes and breakfast staples to Applebee’s burgers, wings, and late-night favorites, all day long.

“We’re bringing the best of both brands to our guests, so people can choose the experience they want in one convenient location,” said Timothy Doherty, president and COO of Doherty Enterprises, the franchisee behind the restaurants. “This concept is about choice and value for families, commuters, and local workers. Whether you come for fresh pancakes at 7 a.m. or our signature wings at 9 p.m., you’ll be able to get your favorites without leaving the building.”

The new integrated model also allows the company to maximize the strength of its two iconic brands under one roof. “Applebee’s brings craveable lunch and dinner favorites, while IHOP owns breakfast and late-night occasions,” he said. “Together, we expand dayparts, drive more traffic, and create a more versatile neighborhood gathering place.”

As for why Westchester? Doherty told The Journal News/lohud it was a natural choice due to the area’s”dense, high-traffic market with strong family and commuter patterns.”

“Hawthorne, in particular, offered the right size footprint and accessibility to execute both menus at full strength,” he said. “We also know this community values convenience and variety, and this concept delivers both.

“Launching here allows us to showcase how the model performs operationally while serving a market that truly reflects our core guest base.”

So, are there more on the horizon? Doherty said to wait and see.

“While we’re encouraged by the concept, it’s still early, and we’ll evaluate future opportunities based on the performance of this restaurant.”
