For years, Michael Kariotis and his late wife, Joan, visited their Palm Beach condominium on Ibis Isle regularly as snowbirds from Lake Forest, Illinois.
But at 94, Kariotis is no longer traveling to Palm Beach, says his son, Michael G. Kariotis, who spoke to the Palm Beach Daily News on behalf of his father.
“Real estate is my dad’s hobby,” Kariotis says. “He’s not the kind of guy who pulls the trigger very fast. He does his homework, and it can take years and years.”
“He loves real estate,” his son says. “Even if he couldn’t afford it, he would dream of owning it one day.”
His father and mother enjoyed the time they spent in the Palm Beach condo, which they bought in 2003, Kariotis says.
But the time has come to sell unit No. 15 in Tower Vallandry at 2150 Ibis Isle Road.
The two-bedroom condo — with 2,786 square feet of living space, inside and out — has been offered for sale for $2.975 million, listed by Joan Wenzel and Pamela Gottfried, agents with Douglas Elliman Real Estate. The furniture is available separately.
Tower Vallandry is one of two side-by-side buildings on the northern tip of Ibis Isle, a manmade island that runs parallel to the barrier island on the South End of town.
On the northwest corner of the west building, the Kariotis family’s fourth-floor condo has remarkable views, looking directly north up the Intracoastal Waterway to the Southern Boulevard Bridge. The vistas also include homes along the waterway to the west.
The apartment’s split-bedroom floorplan includes a foyer, with the living room and a guest-bedroom suite to one side. The dining room and kitchen are central to the unit, and a bedroom suite is on the other side.
The corner living room features impact-resistant sliding-glass doors that open to the wraparound balcony. The room also has a wet bar with a refrigerator and wine cooler.
The dining room — where sliding doors access the north portion of the wraparound balcony — adjoins the kitchen, which is fitted with custom cabinetry, granite counters and high-end appliances.
Both bedrooms are each about the same size, with walk-in closets and ensuite marble bathrooms. One of the bathrooms has dual sinks and a walk-in shower while the other has a single sink and a combination tub and shower.
Details throughout include high ceilings; marble, wood, and carpeted flooring; custom lighting; and electrically controlled blinds. The condo includes an ensuite laundry area.
“If you walk in there, you’ll think that somebody just renovated it yesterday,” Michael G. Kariotis says. “I mean, it’s gently used, pristine and the view is amazing. I don’t think you can duplicate that view anywhere in Palm Beach.”
With modern-style architecture, Tower Vallandry was built in 1969 and is identical to its twin, Tower Vallencay. Tower Vallandry comprises six floors with 22 units. Residents have the use of two pools. Services include onsite building maintenance and door staff. The unit comes with covered parking for one car.
“He loved Palm Beach, Worth Avenue and Ibis Isle,” Kariotis says about his father. “My parents both loved champagne and appetizers on the terrace watching the sunsets.”
