Greenberg Traurig moving to CityPlace tower in West Palm | Exclusive

The Greenberg Traurig law firm signed a 10-year lease for a full floor in the 15 CityPlace office tower now under construction in West Palm Beach.

The decision means the global firm will move from its longtime presence at the Phillips Point office complex on the east edge of the downtown.

Greenberg Traurig is switching to the new CityPlace space so it has room to add attorneys and serve West Palm Beach’s growing corporate, finance and technology industries, said Richard Rosenbaum, Greenberg Traurig’s executive chairman.

“There’s so much talent moving there, there’s so much money moving there, it seemed natural for us to take advantage of it. And we have a historical understanding of this community. It’s not New York and it’s not Miami,” Rosenbaum said.

Greenberg Traurig is leasing the entire 12th floor, which is 25,000 square feet, at 15 Cityplace.

Although the new space is a little less than the 30,000 square feet currently being leased at Phillips Point, Rosenbaum said the space is more efficient. The 26 story, 500,000-square-foot 15 CityPlace is being built at 550 S. Rosemary Ave. Greenberg expects the firm will move into its new space in the fall of 2027.

Rosenbaum, who works out of Greenberg Traurig’s New York office, said he’ll begin splitting his time between New York and West Palm Beach, where he worked years ago when he started at the firm.

Greenberg Traurig lawyers have worked at Phillips Point, at 777 S. Flagler Dr., for nearly the entire length of the firm’s 40-year presence in the city.

But the firm’s lease there is coming to an end, and times are changing.

In addition to providing better space, 15 CityPlace also will have other benefits, said Rosenbaum and Tracy Gerber, managing shareholder of the West Palm Beach office.

The new office will help recruit attorneys to work in West Palm Beach. The 15 CityPlace tower is part of the mixed-use CityPlace complex of offices, residences, shops and restaurants just east of Interstate 95 along Okeechobee Boulevard, at the entrance to the downtown.

Greenberg Traurig, founded in Miami, currently employs about 80 people in West Palm Beach, including about 50 lawyers. That figure is expected to grow rapidly, Gerber said.

The firm is in the midst of bringing on additional attorneys in several specialty areas to serve the city’s increasingly sophisticated business climate. These speciality fields include infrastructure, digital finance and employment law, along with corporate transactions and litigation.

West Palm Beach’s growing AI and technology industries are among the city’s promising industries.

Next to 15 CityPlace, construction also is underway for 10 CityPlace, a 25-story tower where Silicon Valley-based ServiceNow plans a major expansion.

The AI software firm will lease up to 200,000 square feet, with plans to employ more than 850 people during the next five years.

The new Greenberg Traurig office “is closer to the businesses and institutions that are shaping Palm Beach County’s future,” Gerber said.

Gerber, a longtime securities litigation attorney, said demand for securities work also is increasing.

Many finance-related firms have moved or expanded to Palm Beach County, and Greenberg Traurig’s expertise in this field means clients don’t have to seek a New York lawyer for help with regulatory or litigation matters, she said.

Rosenbaum said another perk of the 15 CityPlace tower space is that it will be less expensive than the Phillips Point space, which offers views of the Intracoastal Waterway and Palm Beach, Rosenbaum said.

Although Rosenbaum wouldn’t provide prices for both spaces, real estate expert say many office towers along Flagler Drive are charging more than $100 per square foot because some financial firms, such as private equity firms and hedge funds from the Northeast, are willing to pay top dollar for water views.

Both the 15 CityPlace Tower and Phillips Point are owned by Stephen Ross, the city’s dominant real estate developer and office property owner. In fact, Ross owns almost all of the city’s top Class A office buildings.

When his Related Ross firm completes 10 and 15 CityPlace, the towers will add another 1 million square feet to the city’s office space inventory.

Related Ross officials have said they expect 10 and 15 CityPlace office towers will be nearly fully leased when they open in mid-2027. 

In addition to Greenberg Traurig, 15 CityPlace’s other major tenant is Cleveland Clinic. The health care provider is leasing 120,000 square feet for medical office space, about four times its existing space at a nearby tower.

The Cleveland Clinic space at 15 CityPlace will have its own entrance, lobby and elevator, all separate from the main office tower.
