The former home of a popular chicken sandwich spot on Southwest 13th Street in Gainesville appears primed for something bigger.
The former Birdie Box property at 2216 SW 13th St. was sold April 9 to Miami-based Alphabet Capital Group for $1.2 million, according to Alachua County property records.
The sale includes two parcels — the .38-acre lot fronting Southwest 13th Street and an additional .3 acres directly west.
The property last sold in January 2022 for $675,000, records show.
Alphabet Capital Group, according to its website, specializes in “boutique residential and mixed-use projects that combine strategic planning, architectural integrity, and long-term value creation.”
Among the projects listed in the company’s online portfolio is a Gainesville development called The Life Residences, a 93-unit student apartment complex currently in pre-development.
Planned amenities include paddle courts, a pilates studio, heated rooftop pool and community spaces.
It is unclear whether that project is planned for the Southwest 13th Street property. The Sun has reached out to Alphabet Capital Group for clarification. Property records show no other parcels owned by Alphabet Capital Group in Alachua County, and no development plans have been submitted to the city.
The project, according to the website, would encompass nearly 300,000 square feet across eight floors, including 93 units with a combined 295 beds.
The developer’s website describes the project as “wellness-driven residences designed for modern student and professional living in Gainesville.”
The Birdie Box opened at the location in 2022 after starting as a pop-up inside the now-closed Gainesville Country Club during the height of the COVID-19 pandemic. It closed in early 2024 after its owners decided to sell the brand.
“This was not an easy decision. Knowing the new owners of Birdie Box will be taking the brand elsewhere made the decision even more difficult,” an April 2, 2024, Instagram post said.
