It’s a seller’s market for homes on the Treasure Coast.
Prices in July rose in Martin and St. Lucie counties and fell in Indian River County compared to July 2025 prices..
“We had solid sales activity for the month of July,” said John Slivon, of Miami Realtors + RWorld. “We saw some modest price appreciation as well. These are all really good things. We like to hear that.”
The total number of Treasure Coast home listings has dropped slowly month-over-month, from 5,402 in January to 4,009 in June. Twenty-five additional net homes hit the market in July, bringing the total number of listings to 4,036.
Martin County has the lowest month’s inventory of single-family homes in years, giving the county the most competitive real-estate market since December 2023.
“We are now seeing fewer units on the market for sale,” Slivon said. “The supply is coming down. We’re not finding as much new listings coming on the market to make up for that.”
The 30-year and 15-year fixed mortgage rates rose to 6.66% and 6.04%, respectively, during the last week of July, according to Freddie Mac’s mortgage survey.
“There could be an invitation, a call to action,” Slivon said. “People may want to go ahead and put their homes on the market.”

Seller’s market
The benchmark for a balanced market — favoring neither buyers nor sellers — is 5½ months of inventory. Anything higher is considered a buyer’s market, and anything lower is a seller’s market. All three Treasure Coast counties leaned more toward a seller’s market in July compared to last year:

The median time between a seller listing their house and signing a contract was longer in St. Lucie and Indian River counties and shorter in Martin County in July compared to last year:
