Plans for hotel development appear to be moving forward at one of two undeveloped parcels in downtown Tallahassee that the city sold to a Tampa-based real estate firm earlier this year.
It’s slated to be a six-story, 153-room hotel with a 4,753 square-foot restaurant and garage with two decks, documents obtained by the Tallahassee Democrat show.
The 908 Group and its hotel development partner, Mountain Shore Properties, submitted its early permit materials that are now under review.
“The proposed project is the development of a single parcel approximately +/- 2.65 acres,” documents said. “The parcel is bound on the north by West Madison Street, the west by S. Bronough Street, the east by S. Duval Street and the south by West Gaines Street. Currently, the parcel is vacant with the exception of a paved parking lot area and beach volleyball court.”
Documents go on to say the parking garage will provide approximately 148 total standard parking spaces, or 141 standard and seven accessible spaces for those with mobility restrictions. It also said access to the site will be available on “S. Bronough St., West Madison and one way in / out on S. Duval.”
“The access on S. Duval will also provide a covered drive, allowing hotel guests to enter the main entrance of the hotel,” documents said.
This is the same area known as the Johns and Chevron properties that were owned by the city, which put the prime real estate on the market and drew six bids. In March, the 908 Group’s bid was deemed the top and recommended offer coming in at $11 million.
The company already has a robust presence in Tallahassee, and this development only adds to its reach. It has built several student housing projects in Tallahassee, including The Nine at Tallahassee on West Pensacola Street, and The Hall on West Gaines Street at The Tribe on Madison and Gaines streets, as previously reported.
The company wants to start construction by second quarter 2027 and finish by the fall of 2029. The apartment building is projected to cost $125 million, and the hotel would be approximately $45 million.
