Ventura County home prices climb again near end of 2025

Home prices in Ventura County started climbing again in November, after stagnating for much of the summer and fall.

The median price of all single-family homes sold in the county in November was $955,000, according to the latest data released by the California Association of Realtors. That was up 4.7% from a year earlier, after no year-over-year growth at all, or sometimes declining prices, from July through October. The median is the midpoint, at which half of the sales are for less and half are for more.

Statewide, the median home price in November was $852,680, unchanged from a year earlier. Prices in Los Angeles County and most other Southern California counties were flat or down slightly, except for the growth in Ventura County. Prices in Santa Barbara County were also up over the past year, by 9.6%.

There were 263 single-family homes sold in Ventura County in November, up 2.3% from a year earlier, according to the California Association of Realtors. The number of homes sold in the county has been trending upward since 2024, after declining through much of 2022 and 2023 when mortgage interest rates were rising.

Ventura County’s most expensive homes in November were in Thousand Oaks, where the median sale price was $1.25 million. The lowest median sale price was in Santa Paula, at $739,000.
