A two-level penthouse in downtown Ann Arbor is listed for $7 million, positioning it as the most expensive condo currently on the market and potentially the priciest ever sold in the city.
Spanning roughly 5,000 square feet, including an expansive outdoor terrace featuring two distinct seating areas, the residence offers unobstructed east-facing views of the city skyline, the University of Michigan’s central campus and Michigan Stadium, a perspective the listing agent describes as “unprecedented.”

The home is being offered fully furnished, with only a few exclusions, according to listing agent Matt Dejanovich of Real Estate One in Ann Arbor.
Many of the furnishings are described as historically significant, including pieces sourced from the Versace estate in Florida, the former home and collection of the late fashion designer Gianni Versace.
The décor alone is estimated at about $2 million, Dejanovich said.
A private elevator leads to the penthouse level, and once in the unit, a dramatic two-story foyer and staircase introduce the space.
The three-bedroom condo with three full and one half baths includes four underground parking spaces and a monthly association fee of $1,881, which covers exterior maintenance.
Originally built in 2002, the penthouse was created by combining two unfinished shell units into one fully customized residence, with two separate entrances.
Inside, walls of glass frame the living areas, filling the home with natural light and emphasizing the panoramic views. Marble floors, custom millwork and crown molding are featured throughout. The layout includes areas designed for both everyday use and large-scale entertaining.
The two-story living room features a wood-burning fireplace, custom TV cabinetry, and direct access to an outdoor terrace. A formal dining area accommodates both intimate gatherings and larger events.
The chef’s kitchen is equipped with Viking and Sub-Zero appliances, mirrored cabinetry and French doors that open to a terrace. A sculptural flutist centerpiece anchors the kitchen island.
The main-level primary suite includes a spa-style bath finished with stone, granite and marble, along with access to the private terrace.
The upper level features two additional bedroom suites, a secondary living area and a home office.
The residence was designed by the late Robert Denning of Denning & Fourcade, a world-renowned interior designer who was named to Architectural Digest’s AD100 list of top designers. The home reflects his signature French-inspired, maximalist style, with bold color, layered patterns and dramatic detailing throughout drawing from his historic Parisian design.
From wallpapered ceilings and mirrored doors to sculptural decor, varied flooring and theatrical drapery, nearly every surface is curated. The result is a one-of-a-kind interior that stands apart from more contemporary, minimalist designs.
“This listing is not your typical gray box; it’s a unique, turnkey property designed for a specific buyer,” Dejanovich said.
Located at 414 S. Main St., No. 10, the property sits one block south of Ann Arbor’s Restaurant Row and about a mile from the University of Michigan’s football stadium.
Listed since Dec. 19, 2025, the penthouse has remained at its $7 million asking price.
Dejanovich said comparable sales support the value of the real estate, in addition to the estimated value of the furnishings.
If it sells at that price, it would set a new benchmark, “the most expensive sale ever in the history of the city of Ann Arbor,” Dejanovich said.
