A house near Worth Avenue in Palm Beach has sold for a recorded $12.75 million after being in the Conlan family since 2004. That’s when the late Suzanne Conlan Frank bought the house at 485 S. County Road with her then-husband, private-equity specialist Ramsey A. Frank, for just under $4 million.
Suzanne Frank died in December 2022. After her death, the house on South County Road passed through her estate to her sister, Janice Conlan Byrne, who sold it via a deed recorded March 5.
The new owner is insurance entrepreneur Charles Bushong, who bought the house as trustee of a living trust in his name. Bushong, who is linked in property records to Ponte Vedra Beach, has owned a Midtown townhouse on Chilean Avenue in Midtown Palm Beach since 2024.
Built in 1948, the four-bedroom house on South County Road includes a one-bedroom apartment above the attached two-car garage. There’s also a separate one-bedroom guesthouse that doubles as a poolside cabana. In all, the two buildings encompass 6,205 square feet.
The lot measures three-tenths of an acre and is the second one south of Gulfstream Road. Worth Avenue is about two blocks north of the house.
Agent Jack Rooney of Douglas Elliman Real estate had listed the property for sale at $14.5 million in mid December. The sale closed March 3, the multiple listing service shows.
Agent Clay Grubman of Rinker Realty acted for Bushong, according to the MLS.
Rooney declined to comment about the transaction. Grubman could not immediately be reached.
Among its features, the house has a first-floor en-suite bedroom along with three upstairs bedrooms, also en-suite. The layout includes a foyer with a curved staircase, a living room with a fireplace and a formal dining room
Doorways from the living room provided access to a sunroom, where a wall of glass doors leads onto an awning-covered patio facing the pool — an arrangement that accommodates “effortless indoor-outdoor entertaining,” Rooney’s sales listing said.
The sunroom also is open to the kitchen, which has a center work island with pull-up seating.
The sales listing said the house offers “classic architecture, modern comfort and an unrivaled location near the beach, Worth Avenue and fine dining.”
In April 2024, Bushong paid $8.2 million for the townhouse at 347 Chilean Ave., which is not listed for sale, according to a March 8 online search of sales listings. The three-bedroom townhouse was built in 1996 with 4,481 total square feet, according to property records.
Bushong’s professional resume includes serving as CEO of Coastal Insurance Underwriters, which he founded in 2007 to focus on providing insurance for condominium and community associations, according to a brief online biographical sketch. He also founded and eventually sold Bushong Insurance Associates.
