Green Bay luxury apartment building opens, hits early leasing milestone

Downtown Green Bay’s newest luxury apartment building opened less than a month ago, but has already surpassed an early leasing milestone.

New Land Enterprises employees and city officials on July 29 held a ceremonial ribbon cutting and open house at Nova Green Bay, 214 N. Adams St. Milwaukee-based New Land started construction on the $77 million, eight-story mid-rise building in November 2024 and completed it July 1, ahead of schedule.

“This is just an amazing product here in downtown Green Bay,” Green Bay Mayor Eric Genrich said. “I truly believe this will be recognized as one of the most important milestones in our downtown.”

Tim Gokhman, New Land Enterprises’ managing partner, told those in attendance Nova Green Bay has already surpassed an early milestone with 52 units, almost 20% of the building, leased to tenants.

“We started this conversation just a few years ago and its unbelievable we are here in this incredible transformation of downtown Green Bay in such a short period of time,” Gokhman said. He later added: “Thank you for this incredible opportunity. We are incredibly grateful and proud to be here in Green Bay.”

Once a city-owned surface parking lot, the downtown site is now home to 269 apartments and a variety of in-unit and in-building amenities that wowed community leaders and attendees who toured two model units and the third floor’s indoor and outdoor club room and swimming pool.

Open house attendees enjoyed drinks, a charcuterie board, appetizers, ice cream and more during tours of some of the building’s units. Many of the wows came when visitors got a look at community spaces like the club room, golf simulator, yoga room, pet washing station and fitness center.

Downtown Green Bay Inc. Executive Director Jeff Mirkes remembers the cold December 2024 day when construction crews began to tear up the surface parking lot to sink pilings for the new building.

“To see the finished product is so overwhelming,” Mirkes said. “I’m overjoyed with the result.”

New Land officials expect to announce more good news about Nova Green Bay very shortly, too. Joey Wisniewski, New Land’s senior development coordinator, said the company expects to announce a restaurant tenant for the 4,600-square-foot retail space at the corner of Washington and Cherry streets.
