Former Tompkins-Cortland Community College residence halls located in Dryden are up for sale, and prospective buyers can now submit their offers.
CBRE Upstate NY detailed the sale in a Dec. 8 release, calling it a “rare opportunity to acquire and redevelop a three-building portfolio of modern, purpose-built residence halls,” located on the TC3 campus.
Construction of the halls began in 2008. CBRE Upstate NY noted that the buildings could make for ideal “apartments, workforce housing, veterans housing, senior living/age restricted communities, and more.”
Tompkins Cortland Community College reported that core enrollment for the Fall semester was up 11% from a year ago, the largest increase at TC3 in more than a decade, but the college is downsizing its footprint due to decreasing demand for on-campus housing.

Details on TC3 residence halls for sale
The three buildings total 117,000 square feet on just over 28 acres of land to be subdivided.
The buildings are located on a part of the campus that is easily accessible from outside campus boundaries, CBRE said. Situated between Ithaca and Cortland in an area “with strong demand for housing,” the property “provides a flexible foundation for a variety of redevelopment paths,” CBRE stated.
