Three years after it was announced, one of the largest residential developments in western downtown Des Moines will soon start to rise over downtown. Contractor Hausmann Construction broke ground in July and has been doing site work to prepare for construction of the building by the end of the year, a spokesperson told the Register.
The 202-unit, seven-story apartment complex at 1435 Mulberry St. will occupy the demolished former headquarters of the relocated Des Moines Area Religious Council across the street from Central Iowa Shelter & Services.
Parking and amenities for residents will occupy the first two levels of the complex, with apartment units on the upper five floors.
Hausmann Construction, the contractor for the Falcon, broke ground in July, Hausmann Construction’s communication manager Jamie O’Donnell told the Des Moines Register in an email Tuesday, Aug. 26.
“This project is an exciting opportunity to add housing in a part of Des Moines that’s already vibrant and growing,” Spencer Edwards, development manager for Hausmann, said in the email.
The Falcon adds to continued growth of west downtown
A few blocks north of the Falcon Apartments is the Pappajohn Sculpture Park. Nearby is an array of restaurants including Exile Brewing and The Walnut, and nightlife spots like Noce Jazz Bar and the new Locals Bar & Stage music venue.
“The west downtown area is walkable, full of restaurants and cafes, and with a developing entertainment district, we see this infill project as a natural complement that will bring energy and activity to the neighborhood,” Edwards said.
Double Eagle Development purchased the parcel for nearly $2.5 million in 2022. DMARC announced its relocation to south Des Moines in 2021 so its headquarters and food pantry warehouse could be under one roof.
What will the Falcon look like?
The apartments will be studio and one- and two-bedroom units rented at market value. A gaming room, mini-market and coworking spaces also are planned.
A partially underground parking garage with over 200 stalls. Inside the Falcon will offer a “state-of-the-art fitness center and outdoor group fitness area, O’Donnell said, with a “resort-style” swimming pool on a second-floor patio, along with a gazebo with a grilling station.
Hausmann plans to complete the Falcon in spring 2027. City permits value the project at $50 million.
