Annexation could bring more than 600 homes to Florida city

A Boca Raton developer wants to annex about 204 acres into Sebastian, a move that could add 612 homes and an estimated 1,370 people to the city.

The Sebastian City Council is to considers the request from TCGFL Sebastian Pines at its 6 p.m. Wednesday meeting. A second reading is scheduled May 13.

An analysis commissioned by the developer by West Palm Beach-based Urban Design Studio emphasized the fiscal impact the project could have on city revenue when the development is built out. The city could expect a surplus of $208,000 each year. Over 30 years, that could result in a $6.2 million fiscal surplus, the analysis said.

The development, Sebastian Pines, would be north of 73rd Street, south of 77th Street and east of 74th Avenue — east of the Graves 2,044-acre Brothers planned development.

Now zoned for agriculture and used for cattle grazing, according to the analysis, the developer plans to ask to change the future land use to very low density residential, and to rezone the property to a residential planned unit development.

The development would have single-family homes with varying lot sizes with an emphasis on open space, lakes and community amenities, including a walking trail with lake access, a 2-acre park and 6-acre amenity center. The development will be surrounded by a 30-foot buffer.
