See inside Gray's Station new apartments, $3-million clubhouse

Residents are already filling 135 units in the newly opened $28-million apartment complex at Gray’s Station in downtown Des Moines.

With half of leases signed, the completion LINC phase four marks the end of the first residential project, which began construction in 2018.

First announced by Hubbell Realty Co. in 2017, Gray’s Station is a long-term plan for an urban neighborhood with a mix of rental and for-purchase housing, offering townhomes, condos and apartments.

The 75-acre development is on what was once an abandoned rail yard south of downtown between Martin Luther King Jr. Parkway and the Raccoon River, bordered by Southwest 11th and Southwest 16th streets. With 1,100 planned housing unit, Gray’s Station represents nearly $500 millions in investments, Claire Brehmer, Hubbell’s communication manager.

The neighborhood sits between Gray’s Lake and downtown Des Moines, allowing residents to access outdoor recreation and urban amenities, Brehmer said of Gray’s Station.

What do LINC apartments at Gray’s Station look like inside?

LINC phase four is a three-story apartment complex containing studios, one- and two-bedroom units, ranging from 530 to 1,400 square feet. All two-bedroom units have two bathrooms.

Residents have access to a fitness area fitted with equipment based on a resident survey, such as two Pilates reformers and a sauna. Other amenities on the property for LINC residents include a pool, dog park and bicycle storage.

LINC will host a grand opening on June 27 with building tours along with local coffee and matcha mobile cart, Cozy Pls.

What’s in the Gray’s Station Clubhouse?

Along Southwest 13th Street is the newly opened Gray’s Station Clubhouse, which is exclusively for homebuyers in the neighborhood, since each housing option has its own amenity area. The 3,750-square-foot space has a mix of seating for lounging and areas for residents who work from home.

With more than a dozen pieces of equipment, the clubhouse has a fitness center for homeowners. A pool table and television are available for entertainment in the common area.

The clubhouse was designed by an architect out of Texas, said Rachel Flint, senior vice president of Iowa Home Building and Land Development Opperations for Hubbell.

“We knew we wanted a place where people could congregate and come together,” Flint said.

With renters transitioning to homeownership at Gray’s Station, pools remain a top-requested amenity, Flint said. The pool has extra deck space with outdoor seating and couches, since “people like to lie out as much as be in the pool,” Lint said.

“You see a lot of people moving from apartments to here,” Flint said. “A lot of apartments already have the pools. So it just made sense that we made that transition very easy for them into homeownership downtown.”

A turf area outside the pool will be the new home of Gray’s Station Summer Music Series, which will be ready for the first show of the season on June 24. The designated location can hold roughly 100 people as the free concert series has grown.

What is the status of the Telus Condos?

Nearing completion on phase one, Telus Condos will add another 32 for-sale homes to the neighborhood. Prices range from $240,000 to the upper $300,000s, with nine homes already pre-sold, Brehmer said.

Each home, comes with a garage and balcony. The first round of condos line Murphy Street, bordered by Southwest 13th and 14th streets and are expected to reach completion by the fall.
