LIVONIA — A developer is asking the city to consider a rezoning request that would allow a gas station and convenience store on the southeast corner of Newburgh and Schoolcraft roads.
The petition from the Westland-based J & J Land Holdings LLC requests that the 0.6-acre property at 13400 Newburgh Road be changed from a light manufacturing zoning designation to general business, according to city planning commission documents.
A public hearing on the request is scheduled for Oct. 28 before the Livonia Planning Commission.
The vacant site was formerly home to Bearing Service Company. Preliminary plans indicate the existing building would be remodeled into a convenience store with a canopy over eight fuel pumps.
In the planning documents, city planners say the request represents what would be a significant shift in land use: the city’s Vision 21 Future Land Use Map designates the site as tech and manufacturing, which is intended to support research, warehouse, and light industrial operations.
A general business zoning district allows retail, restaurants, offices and other uses aimed at serving local and regional consumers.
Planning staff noted, however, that commercial development at the corner could be compatible with other intersections along the I-96 corridor where business and manufacturing uses meet.
If the rezoning is approved, the property owner would still need to submit formal site plans for review and approval by both the planning commission and city council.
Those plans would address traffic, storm water, lighting, landscaping and other issues.
