Ocean-to-lake Palm Beach estate linked to Fox's Sean Hannity lists at $44.9M

An asking price of $44.9 million has been set for an ocean-to-lake estate in the wealthy town of Manalapan linked to Fox News host and real estate investor Sean Hannity through the trust that owns it. The price of the estate at 1840 S. Ocean Blvd. includes the furnishings.

The Palm Beach Post is the first media outlet to report the sales listing, which entered the multiple listing service on Dec. 23.

Even furnished, the asking price is a significant jump over the recorded $25.95 million the estate last fetched, when the 1840 South Ocean Boulevard Trust linked to Hannity bought for the property of about 2 acres south of Palm Beach in November 2024.

Hannity’s longtime financial adviser, William G. Lako Jr., is listed in property records as trustee of the trust that owns the site. Lako is CEO and president of Hennsler Financial in Kennesaw, Georgia, and has often been associated in public records with investment properties Hannity has bought over the years.

The Mediterranean-style house built in 1990 looks out to 150 feet of frontage on the Intracoastal Waterway. The coastal road separates the main property from its sizable beach parcel, which faces 150 feet of oceanfront and has a cabana.

The estate has a total 20,106 square feet of living space, inside and out, property records show. The residence, with 12,378 square feet of air-conditioned space, features multiple terraces.

With a private dock, the property lies about six-tenths of a mile north of the Boynton Inlet, allowing a boater nearly unimpeded access to the Intracoastal.

Hannity lives in nearby Palm Beach, where he embarked on plans to merge two adjacent oceanfront townhouses he bought for a combined $22.5 million. He bought those townhomes in separate transactions in April 2021 and January 2025, property records show.

In 2023, he declared one of those townhomes in the Residences of Sloan’s Curve to be his primary residence, according to Palm Beach County records. The development is about 3 miles south of President Donald Trump’s Mar-a-Lago Club, where Hannity has been a frequent visitor over the years.   

The seller in the 2024 Manalapan deal had made improvements and upgrades to the eight-bedroom property, according to a sales listing at the time. Those projects included replacing some of the floors, renovating bathrooms, installing a new cooler unit in the wine room and putting in new impact-resistant sliding glass doors, windows and skylights. The lakeside swimming pool also had been refurbished and a new seawall had been built before the house changed hands in 2024.

It’s unclear what improvements, if any, were made after the estate changed hands in 2024.

Hannity and Lako could not be immediately reached for comment.

The listing for the estate is held by Vince Spadea of Douglas Elliman Real Estate, who also represented the buyer in the 2024 sale, MLS records show. Spadea could not be reached for comment.

Spadea’s sales listing said the house has “grand entertaining rooms (that) flow seamlessly to sweeping terraces, resort-style grounds, and breathtaking water views at every turn.”

The beach cottage “provides an intimate retreat on pristine sand, while a private dock on the Intracoastal offers effortless boating access and sunset vistas. Crafted for discerning buyers seeking privacy, acreage, and generational quality, this is a rare opportunity to secure a world-class Manalapan estate with scale, infrastructure, and dual-waterfront living that cannot be replicated today.”

Interior features of the residence include a formal dining room and a living room with a prominent fireplace, according to a previous sales listing. The open-plan kitchen has a breakfast area and provides access to the outdoor dining area. Throughout the house, windows and glass doors capture views of the Intracoastal and the ocean.

The identity of the seller in the 2024 transaction has remained hidden in public records behind a Florida limited liability company. But mortgage records link that selling entity, 1840 South Ocean LLC, to Palm Beach resident and financier Randall Smith.

He is married to real estate investor Barbara Stovall Smith, who has been involved with the purchase and sale of multiple properties in Palm Beach over the past decade. Randall Smith cofounded the investments firm Alden Global Capital and has invested heavily in newspapers and media companies through his Digital First Media and New Media Group.

Agent Gary Pohrer — then of Douglas Elliman Real Estate but today with Serhant — and Elliman agent Nick Malinosky acted for the seller in 2024 after listing the property at $25.95 million.

The Wall Street Journal first reported that Hannity was behind the trust that bought the Manalapan estate in 2024. At the time, a spokesperson for Fox declined to comment, the Journal story said,

At one point in June, the estate was briefly marketed for lease at $130,000 a month, but that listing soon dropped out of the MLS, records show.

In June 2024, Hannity sold his New York estate on Long Island for about $12.69 million, the price reported in the MLS. The buyer was a New York limited liability company named after the nearly 6-acre, waterfront property’s address on Oyster Bay’s Centre Island.

Hannity had made headlines earlier in 2024 when he said on his iHeart Radio show that he had moved his broadcasting operations from New York to “the free state of Florida.” He said the policies of the Sunshine State’s conservative political leadership were more in line with his values than those of liberal-leaning “blue” states such as New York.

Hannity has a weekday radio program, “The Sean Hannity Show,” and a weeknight Fox TV show, “Hannity,” which he broadcasts from Florida.

Manalapan has seen its share of high-dollar real estate transactions over the past several years. The town made real estate news in June 2022 when Oracle software billionaire Larry Ellison paid a recorded $173 million for a 22-acre estate at 2000 S. Ocean Blvd. on the south end of town. 

Ellison made more Manalapan news in August 2024 when he paid a recorded $277.4 million for the Eau Palm Beach Resort & Spa.
