A five-story workforce housing development with residential units and ground-floor commercial space on Seventh Street earned unanimous site plan approval Aug. 11 from the Holland Planning Commission.
The project is planned for the property west of the former Gateway Men’s Center at River Avenue, and comes shortly following approval for a separate five-story project at Pine Avenue between Eighth Street and Ninth Street. That plan includes retail space, 83 apartments and 17 underground parking spaces.
The proposal for Seventh Street includes 62 residential units on four upper floors, with a 1,150-square-foot commercial space, parking and a resident lobby at street-level. There are 62 planned parking spaces beneath and behind the building, one for each residential unit.
Sloane Avenue Group representatives said 81% of the units will be 620-square-foot, one-bedroom apartments. The remainder will be 1,050-square-foot, two-bedroom units. All would be rentals aimed at the workforce housing market.
Other project amenities include open space and a rain garden on the west end of the site, and a small dog park on the building’s north side. Developers also replaced two fifth-floor units with an outdoor gathering space, patio and enclosed lounge.
A timeline for construction wasn’t immediately provided.
Commissioners praised the proposal overall, saying the plan was a strong fit for the uniquely shaped parcel. Mayor Nathan Bocks also expressed support for the developers’ ability to provide all 62 required parking spaces on site.
