MILFORD — A long vacant property in the village is the proposed site of a Chipotlane restaurant and a car wash.
Downtown Development Authority Executive Director Ann Barnette said the new owner of the property at 177 S. Milford Road has proposed a building that formerly housed both a Wendy’s and a Tim Horton’s be demolished and the property be split into two parcels for the two businesses.
“We’re thrilled that this vacant property will be occupied and redeveloped, because it’s been empty and the stewardship of the property has been terrible for awhile,” Barnette said, noting that Tim Horton’s closed in 2023 and the Wendy’s portion of the building was vacated more than a decade ago.
If approvals are granted by village officials, the property could be split into two parcels. One would hold the Chipotlane restaurant – a small, drive-thru pickup only version of Chipotle Mexican Grill – and the other a car wash, with an operator still to be determined.
The proposal, Barnette said, is not a “slam dunk,” unlike the Aldi that is proposed to go in next to Planet Fitness in the nearby shopping center plaza.
“I don’t think there will be a lot of pushback, but we’ll see,” Barnette said, noting the project would require conditional use or rezoning.
The total property size is 1.64 acres and the Chipotlane would be a building less than 3,000 square-feet in size where food is prepared, but no dine-in option is offered. Customers order online and then pick up their food. This concept is a trend that Barnette said is appropriate in the proposed location, but not for downtown.
The property owner has already signed with Chipotlane, Barnette said, and is considering a few different car wash operators, “all good ones.”
She expects the property owner will bring proposals to the planning commission “fairly soon.”
