Webster planning board approves next phase of Aberdeen Estates

A second phase of Aberdeen Estates, a single-family housing development in Webster, was approved by the town’s planning board at its March 3 meeting.  

The approval had been tabled at the board’s February meeting over questions from town staff, including about a possible conservation easement. Some lingering questions not answered by a recent staff request would need to be resolved before construction can begin as part of the approval. The developer identified a 25-foot easement to preserve trees on the east side of the property.

Aberdeen Estates, built by Ryan Homes, bills itself as the only half-acre or larger homesites in northeast Monroe County. The property was rezoned to a higher density residential designation in May 2021. The second phase includes 20 new single-family homes. A third phase, tabled until the April meeting, includes 36 additional properties.

The development received approval for the initial phase in 2021, and homes are either constructed or under construction on those lots. Ryan Homes offers different layouts starting in the low $500,000 range, with each model containing 4 or more bedrooms and 2 or more bathrooms.

Of the 23 lots approved in the first phase of construction, 11 are currently under construction.

Aberdeen Estates is located off Salt Road between County Road 1 and Woodard Road.
